Why Is My Driveway Sinking & How Do I Repair It?
Your driveway is likely sinking due to a void beneath the surface. This void can be caused by a number of problems but the good news is that it can be repaired. Many homeowners or business owners think a concrete driveway or parking lot will have to be replaced but this is not the case. We’re going to explain the common causes of a sunken driveway and then talk a bit about how you repair it vs. replace it.
Causes of a Sunken Driveway
Poor Ground Preparation
If the soil beneath your concrete was not properly compacted before the concrete was poured you are bound to have issues from the start. Poorly compacted soils lead to wash out and settlement which creates a weak surface for the concrete to rest on. With no foundation beneath it, the concrete will crack and sink.
Water
Water is just not good for driveways, and it’s not like you can get away from rain and snow! By having good drainage and downspouts installed you can help the situation, but cracks or broken pipes will allow water through which can wash away soils causing the concrete to sit on a weakened foundation.
Animals
If animals dig beneath the concrete this can open up voids underneath the concrete causing the concrete to settle and sink.
New Construction
If your home is built in a new area the ground may just not have settled yet. It is very common for the ground to settle in new developments and the concrete will settle with it. Especially if the soil is poorly compacted.
Your Environment
Depending on where you live, the soil beneath your driveway could be unstable. Limestone is soft and can open up voids and seismic activity can be a factor for some and these are just a few examples. Nature can be tough on concrete!
